Step-by-Step: How the Project Works

   Define your Mission commercial space requirements

   Document your space's occupancy type (restaurant, retail, office, medical), square footage, required sub-spaces, and any specialized systems (commercial kitchen, medical plumbing, server room). Review your lease terms for Landlord Work, tenant improvement allowance, and any landlord approval requirements specific to your Mission property.

   Engage a commercial contractor experienced with City of Mission permits

   Hire a BC-registered commercial general contractor familiar with the City of Mission's Development Services process. Verify WorkSafeBC registration (clearance letter), commercial general liability insurance that meets your lease minimum, and recent Fraser Valley commercial project references.

   Submit permit drawings to City of Mission Development Services

   Your contractor coordinates architectural, mechanical, electrical and (if required) structural drawings and submits them to the City of Mission's Development Services team at Welton Common, 7337 Welton Street.    Complete construction with licensed BC sub-trades

   Your general contractor manages all sub-trades under a fixed-price contract: electrical contractors and gas fitters licensed by Technical Safety BC, certified plumbers, HVAC mechanics and drywallers. 5. 5

   Pass City of Mission building inspections

   The City of Mission building inspector conducts framing, rough-in, insulation and final inspections at defined stages. Restaurant and assembly occupancies also receive Fraser Health and fire department inspections. Your contractor schedules and coordinates all inspections to keep the project on track.

6. 6

   Obtain occupancy and open for business

   After all required inspections pass, the City of Mission issues occupancy (or confirms the change of occupancy). Avanta Contracting completes all deficiency items and hands over a clean, permit-closed space ready for your furniture, equipment and opening day, with permit documents for your records.
